According to official property registration documents accessed by real estate data analytics firm Liases Foras, the ‘Munna Bhai MBBS’ star originally bought the 684 sq ft ground floor property in Andheri West for over Rs. 2.12 Crores. The newly registered sale deed, finalized with the Maharashtra Inspector General of Registration, reveals that the buyer, Umang Rajkumar Budhraja, paid a hefty stamp duty of Rs. 37.50 lakh, concluding a high-profile deal that values the carpet area at an impressive rate of nearly Rs.
91,400 per square foot.

The documents revealed that the shop extends over an area of 63.87 square meters (684 square feet). Umang Rajkumar Budhraja bought it for Rs 6.25 crore, paying a stamp duty of Rs 37.50 lakh on the deal. The sale deed was registered with the Maharashtra Inspector General of Registration on July 1, 2026. Based on the registered consideration value, the deal is equivalent to approximately Rs 91,400 per square foot of carpet area.

The documents also reveal that Warsi originally bought the store in February 2012 for Rs 2.12 crore, paying stamp duty of over Rs 10 lakh and a registration fee of Rs 30 lakh at that time.
