Sushmita Sen and her mother, Subhra Sen, rented out their apartment in Mumbai’s Goregaon for three years, earning a total rental value of Rs 73.76 lakh. The apartment is located on the 12th floor of Oberoi Exquisite, a high-rise residential building along the Western Express Highway.
According to property registration records examined by real estate platform Square Yards, registered on February 26, 2026, the 1,241-square-foot apartment was rented to Pooja Yeole.
The agreement includes two allocated parking spaces and a refundable security deposit of Rs 6 lakh.The 36-month lease follows a tiered rent structure with a 5 percent annual increase. The monthly rent is Rs 1.95 lakh for the first year, rising to Rs 2.04 lakh in the second year, and increasing to Rs 2.14 lakh in the final year, taking the total rental value to Rs 73.76 lakh over the full term.Registration documents also show that a stamp duty of Rs 18,900 and a registration fee of Rs 1,000 were paid for the transaction. Attempts to reach Sen, her mother and the tenant for comment were unsuccessful.This leasing deal follows Subhra Sen’s recent real estate investments in the same area. In November 2025, it acquired two residential units in Goregaon East for a total of Rs 16.89 crore.
The apartments are located in Elysian, a project developed by Oberoi Properties. Both purchases were registered in the same month, based on documents accessed from the Inspector General’s Registry website and reviewed by Square Yards.One of the apartments was purchased for Rs 8.40 crore and features an RERA carpet area of 163.59 sq m (1,760 sq ft), along with one parking space. This transaction involved a stamp duty of Rs 42.02 lakh and a registration fee of Rs 30 lakh.The second flat, which is similar in size with a carpet area of 1,760 sq ft and one parking space, was purchased for Rs 8.49 crore. Stamp duty of Rs 42.49 lakh and registration fee of Rs 30,000 was paid for this acquisition.
