Bengaluru-based Brigade Enterprises is intensifying its efforts in Hyderabad to invest in GCC infrastructure and demand-led growth and strong demand for end-user housing to expand its footprint.
Explaining the strategy, Amar Mysore, CEO, exclusively told Businessline that connectivity improvements are reshaping the growth corridors of the city.
“The Outer Ring Road has been a game-changer for Hyderabad. There are at least three roads that are well connected to the international airport, which makes a huge difference,” he said.
The company announced its plans to expand its development footprint in Hyderabad to approximately 10.5 million sq ft by FY27, to include completed projects, ongoing constructions and upcoming launches during FY28.
The plan includes 3.5 million square feet of new residential space, including developments in Neopolis and Secunderabad, while the company continues to pursue land partnerships following its recent acquisition of Neopolis.
The developer is also expanding its commercial and flexible workspace offerings, with its Buzzworks platform planning to triple capacity from around 2,000 seats amid growing demand from global capability centers (GCCs) setting up operations in the city.
Its flagship mixed-use project, Brigade Gateway Hyderabad, has seen strong traction. “We are seeing a lot of speed…the first tower launched in October 2024 sold out within a month,” Mysore said. More than 60% of the residential stock has already been sold, while foundation work for the integrated commercial tower is currently underway.
Mysore stressed that demand remains driven by genuine homebuyers and not investors. “The demand we are seeing is driven by the end user, these are people who want to live there, not investors looking to switch,” he said. Early buyers saw a 25 percent rise in one year, which boosted confidence.
In addition to the residential and office assets, Brigade is developing a 6.5,000-square-foot Orion Mall and a 300-key InterContinental hotel, while evaluating additional retail and hospitality opportunities. While Bengaluru maintains a talent advantage, Mysore said Hyderabad is quickly catching up.
