The improved performance in April is the result of a structured revenue strategy that combines GIS-based property mapping, drone surveys, digital dashboards and app-based payments, Principal Secretary, Municipal Administration and Urban Development S Suresh Kumar said in an official statement.

“Property tax collections crossed in April $1,010 crore, including arrears and fines, registering a growth of over 24 per cent over the corresponding period last year, he said.

He noted that compliant taxpayers should not bear the burden of out-of-assessment properties, adding that the government remains committed to a transparent, citizen-friendly and accountable municipal revenue system.

Kumar said the urban local bodies collected $948.1 crore against the current demand of Rs $2,683.5 crore, achieving 35.3% of the demand in April itself.

MA&UD management noted that current demand has increased from $2,556.7 crore in 2025-26 to $2,683.5 crore in 2026-27, reflecting improved assessment coverage and identification of taxable properties.

Among the municipal institutions, Kakinada led the groups with more than $29.5 Crores Vs $68.3 lakh crore requests, followed by Mangalagiri-Tadepalli, Guntur, Rajahmundry and Kurnool, all of which achieved a collection efficiency of over 39 percent.

Likewise, Vijayawada collection $85.9 Crores Vs $219.2 crore application, while the Greater Visakhapatnam Municipal Corporation recorded $230.1 Crores Vs $He said the demand stood at 691.9 crore during the period.

Digital dashboards, verification tools and online payment systems have enabled real-time tracking, reduced leakages and improved accuracy of ownership records across ULBs, he added.

The government has also simplified payment channels through mobile applications, online portals and ULB counters, while offering a five percent discount to encourage early payment, the statement said.

Kumar said the automatic transformation of urban properties has boosted service delivery, with over 13,900 applications received and over 12,000 mutations completed so far.

He also said interim assessments have been created for more than 96,000 newly identified properties, including private properties and vacant land, expanding the municipal tax base.

He added that steps have also been initiated to recover long-pending arrears from public sector companies and government institutions within the next three months.

Kumar directed the ULBs to issue notices to defaulters in paying vacant land tax and pursue legal follow-up in court related cases to ensure timely recovery of dues.

The chief secretary said the ministry will explore the use of blockchain technology to enhance the transparency, security and authenticity of municipal property records.

Andhra Pradesh Municipal Administration Minister P Narayana said improving property tax collection is key to strengthening ULBs and strengthening civic infrastructure across the state.

He further said that bringing unappreciated or undervalued properties into the tax net through technology-based verification will make the system fairer.
