A huge real estate deal in the heart of Delhi is making headlines. And why not? Maharaja Manujendra Shah of Tehri Garhwal is reportedly planning to sell his 3.2 acre bungalow on Bhagwan Das Road in Lutyens Delhi. ₹1,000 crores.
Image for Presentation (Pexel)Maharaja is selling the property to a Delhi-based entrepreneur with a strong presence in the food and beverage business, who is in talks to buy former prime minister late Jawaharlal Nehru’s first official residence, reported the Economic Times. The identity of the buyer of the prime property in Delhi’s Lutyens Bungalow Zone (LBZ) has not been disclosed.
A leading law firm has issued public notices on behalf of the buyer as the final step in the process.
“Our client is desirous of acquiring a residential property.. Any person claiming any right or title in respect of the said property may inform us in writing detailing the claim along with documentary evidence,” the report said citing the law firm’s notice.
The property is situated at Plot No. 5 of Block No. 159, Bhagwan Das Road.
“The buyer’s family already lives in Lutyens Delhi and is in the final stages of buying two large bungalows in the same area,” a person involved in the deal details was quoted as saying. There is no word yet from the Maharaja or his family on the Rs 100 crore deal.
Last year, the sale of Nehru’s bungalow at 17 Motilala Nehru Marg was one of the most expensive residential property transactions in India. It is known that first the seller wanted ₹1,400 crore but the deal was finalized at a lower price by a prominent industrialist. The bungalow is currently owned by Princess Kakkar and Bina Rani, both members of the royal family of Rajasthan.
Mumbai-based Gentex Merchants Pvt Ltd, associated with steel baron Lakshmi Mittal, bought a 3,540 sq. yard bungalow on APJ Abdul Kalam Road in 2025. ₹310 crore, the costliest real estate deal in Delhi-NCR last year.
The Lutyens Bungalow Zone was designed by British architect Edwin Lutyens between 1912 and 1930. The area is spread over about 28 square kilometers and has about 3,000 bungalows.
Real estate prices in LBZ often make headlines. A similar deal happened last year when Yashwant Sinha, scion of a Rajasthan royal family, bought a luxury bungalow in Delhi’s posh Golf Links neighborhood. ₹100 crores.
